Keep an eye out for bald spots or lifting. These are both signs that the roof is no longer properly sealed and water can start being a problem.
You should also watch for open laps in the membrane. This can happen as the roofing adhesive ages and becomes less efficient. However, it can also happen on newer roofs if the insulation wasn’t installed correctly. Be sure to always be watching for it.
